ANREV is pleased to present the results of the Investment Intentions Survey 2026 with a specific focus on non-listed real estate funds.
The Q3 2025 release of the Global IRR Index release monitors 415 closed end funds across vintages from pre-2001 to 2022. The IRR for the 2022 vintage year continued to improve in Q3, from 6.84% to 7.29%.
The quarterly gross return report shows a 3-month total gross return of 2.65% for the period between October and December 2025.
The ANREV Australia Core Open End Fund Monthly Index (ACOE) saw a total return of 1.77% in December 2025. The ACOE includes 18 funds with a total GAV of AUD 118.85 billion.

The GREFI All Funds Index was positive for the fifth consecutive quarter in Q3 2025, delivering total returns of 0.89%, slightly down by 13 bps from 1.02% posted in Q2. This publication features 433 funds with a total GAV of USD 934.53 billion.
The IRR Quarterly Index Q3 2025 features 75 closed-end funds across vintages from pre-2005 to 2022. The IRR Index measures performance of value-added and opportunistic non-listed closed end funds investing in Asia Pacific.
Asia Pacific funds maintained its third consecutive quarter of positive performance in Q3 2025, with a total return of 1.28%. The Q3 2025 sample of the ANREV Quarterly Index includes 79 funds with a total GAV of USD 147.7 billion.
The ANREV Australia Core Open End Fund Monthly Index (ACOE) saw a total return of 0.38% in November 2025. The ACOE includes 18 funds with a total GAV of AUD 117.14 billion.
The 2026 ANREV Performance Measurement and Research publication calendar is now available.
The Q3 2025 ANREV ODCE Asset Level Performance Report posted a total return of 1.46%. The report measures the asset level returns of 248 investments owned by 8 ODCE funds valued at US$19.31 billion as of Q3 2025.
The Global ODCE reported a net total return of 0.45% in Q3 2025. The eleventh edition of the index consists of 49 funds with a combined gross asset value of US$ 347.1 billion.
The ANREV Australia Farmland Index provides financial performance of 63 different properties of market value over AUD 2.09 billion in farmland.
