At this session, Ms Sarah Winbur of APG Asset Management Asia, Mr Devashish Gupta of ESR and Mr Edwin Wong of Baker McKenzie shared with us their views on investment in datacenters from LP, GP and Legal perspectives. Our Young Professionals Working Group's Deputy Chair Mr Priyank Shah of JLL moderated the session.

Sarah Winbur

Sarah Winbur is a Portfolio Manager for Real Estate at APG Asset Management Asia. As the largest pension provider in the Netherlands, APG looks after the pensions of 4.7 million participants and manages approximately €610 billion (September 2021) in pension assets, with c. €14 billion in the Asia Pacific real estate portfolio. Based in Hong Kong, Sarah is responsible for both mainstream and alternative sectors across Australia, China, India and Japan.

Sarah has over 10 years’ experience in the real estate and funds management industry. Prior to joining APG in 2018, Sarah was Assistant Portfolio Manager for Savills Investment Management in both Hong Kong and London, covering asset and portfolio management. Sarah holds a Masters in Real Estate and First Class Honours from the University of Durham.

Edwin is an international investment funds attorney with substantial experience advising U.S., European, Asian and Middle-Eastern sponsors on the structuring and formation of private equity and other investment funds. He has particular expertise in relation to the formation of co-sponsored funds and has recently advised fund sponsors and investors on a number of prominent club-funds, separate account arrangements and joint venture platforms in the data centre and logistics sectors.

Edwin also advises fund management teams on carried interest incentive arrangements and advises sovereign wealth funds, pension fund and other prominent institutional investors with respect to their alternative investment programmes.

Edwin's experience spans multiple jurisdictions, having practised in Sydney, Hong Kong and London.

Specialties: Investment funds, private equity, venture capital, hedge funds, investment and asset management, carried interest arrangements, co-sponsored / co-managed funds, emerging markets funds, sovereign wealth funds, regulatory and tax considerations for fund managers in various jurisdictions.

Currently based out of Singapore, Priyank Shah is a part of the Senior Leadership of JLL Capital Markets business, as the Director Capital Markets. In his current role, Priyank is directly responsible for cross-border investment transactions for the capital markets business of JLL Asia Pacific
 
Priyank currently is a part of the Asia Pacific team and has relationships both at private and institutional investors globally. The Capital Markets business advises & structures real estate investment transactions on behalf of real estate funds, developers and global financial investors. These include investments in core assets, development projects, restructuring corporate real estate portfolios and secondary trades.
 
Priyank has been with Jones Lang LaSalle since 2011, with varied responsibility for the Markets business (commercial assets leasing and sales) and for the Capital Markets business. He has over ten years of experience in the commercial real estate and real estate financing business. 
Over the past 10 years, he has worked with several large real estate developers, corporate occupiers, investors and funds advising them on sales, strategic planning & investment strategies. He covers pricing, sales strategy, lease structuring advisory, structuring joint ventures, equity raising and advising on disposals and acquisitions in core markets. 
 
Prior to his exposure in real estate he has been a derivatives dealer on the swaps desk at Tullet Prebon (Prebon Yamane India) where he managed the interest derivatives desk (overnight index swaps desk and currency forward swaps) within the interbank market on the OTC-interbank market for overnight index swaps and currency forwards.
 
Priyank holds a Masters in Finance (CFA partner program) University Of Stirling UK and a Bachelors In Economics and Management- from London School of Economics and Political Science.
