It is an index showing the performance of non-listed real estate funds on a global scale and is created by ANREV, INREV and NCREIF. This publication includes the performance figures up to Q4 2014.
The GREFI was updated for the first time on a quarterly basis following the first quarterly release of the ANREV Index for Q1 2014. From Q1 2014 onwards, the GREFI has been updated 12 weeks after the quarter end. This index release follows the same structure of
the previous release. The technical specification has also updated and all numbers are also available in Excel.
The GREFI release includes the performance of 345 funds compared to 372 funds at the end of 2013. This difference is due to the lower number of funds delivering data in Europe and Asia.

The Q1 2026 release of the Global IRR Index release monitors 424 closed end funds across vintages from pre-2001 to 2022. The IRR for the post-2019 vintage group improved the most in Q1, from 2.13% to 2.27%.

The IRR Quarterly Index Q1 2026 features 73 closed-end funds across vintages from pre-2005 to 2022. The IRR Index measures performance of value-added and opportunistic non-listed closed end funds investing in Asia Pacific.

The GREFI All Funds Index delivered a total return of 1.19% in Q1 2026, the highest return of the index since Q2 2022, up 14 bps from 1.05% posted in the previous quarter. This publication features 455 funds with a total GAV of USD 956.32 billion.
