The growth of private debt capital over the last decade in Asia Pacific has allowed investors to gain exposure to commercial real estate through a new avenue, offering flexibility, speed of execution and more accommodative financial ratios. However, while the amount of capital raised has grown consistently for private debt strategies, the way that capital is treated by managers and investors varies across countries and asset types.

Arjun Pandit is Head of Private Credit at CapitaLand Investment (CLI), overseeing all aspects of the firm’s real estate private debt funds business. With more than 25 years of experience across Asia Pacific, he has established, managed and led commercial mortgage lending, asset-backed finance, distressed debt, and real estate investment platforms, participating in over US$20 billion of real estate transactions. Before joining CLI, Arjun held senior leadership roles at Credit Suisse, Bank of America Merrill Lynch, Morgan Stanley, and Lehman Brothers, leading major financing and lending platforms across the region. He holds a BA in Economics from the University of Delhi and an MBA from the Australian Graduate School of Management, University of New South Wales.

Nicolas Konialidis

Nicolas Konialidis is the Director (Asia) of the International Valuation Standards Council (IVSC). He is also the technical director of the IVSC’s Business Valuation Board. He has three decades of experience in equity markets, corporate finance, and valuations in Europe, the USA and Asia. Nicolas is a Chartered Financial Analyst (CFA), a Chartered Valuer and Appraiser (CVA) and an Associate Member of the ASA.

Anulekha (Anu) Samant is a tax partner at KPMG and is the Co-Sector Lead for Asset Management and Real Estate – Tax.  Anu has over 26 years of tax experience working in Singapore, Switzerland and India, out of which 20 years can be attributed to Singapore. She has a special focus on real assets and has served a wide portfolio of clients, comprising mostly multinationals.  She has been involved in advising a number of clients on fund / investment structures (including credit) in the Asia Pacific region.

Ms. Lim is a member of Houlihan Lokey’s Financial and Valuation Advisory business. Her responsibilities include tax and financial reporting, transaction advisory and due diligence, fairness and solvency opinions, and business valuations. Prior to joining Houlihan Lokey, Ms. Lim provided assurance services for companies in the software, life sciences, and venture capital sectors while working at PricewaterhouseCoopers. Ms. Lim earned a B.S. in Accounting and a B.S. in Finance from the University of Illinois at Urbana–Champaign. She also holds the designation of Certified Public Accountant.
