The ANREV briefing on APAC Living Sector: Debt and Equity Perspectives was successfully held on Tuesday, 28 April 2026, in Sydney.
As capital continues to rotate into living sectors, this session will examine how investors are approaching PBSA, BTR, seniors housing and adjacent segments within an increasingly interconnected living ecosystem. Drawing on both global and domestic perspectives, the panel explored current acquisition strategies, sector-specific investment theses, and how risk is being priced across equity and debt in today’s market.

Rahul Bharara is Chief Investment Officer for Australia at CapitaLand Investment and Global Head of Lodging and Living for Private Funds. He is responsible for investment strategy, capital deployment and portfolio management across living sector assets, including build‑to‑rent, student accommodation, co‑living and adjacent living strategies. In Australia, Rahul oversees CLI’s direct investments, working closely with institutional partners across the region.
Rahul has over two decades of experience across real estate markets, having held senior investment roles across real estate investment managers and financial institutions prior to joining CapitaLand Investment. His experience spans acquisitions, portfolio management and capital markets. Rahul brings a global perspective on capital allocation, risk pricing and sector evolution within the living ecosystem, and regularly engages with institutional investors, operators and industry bodies on emerging trends across the living lifecycle.
Bianca Solomons is a Managing Director for Greystar’s Australia business, leading Investor Relations in the Asia-Pacific region, where she is responsible for managing and growing the company’s institutional partners across the region. She also supports Greystar’s Investment Management Asia-Pacific business development and capital structuring efforts.
Before joining Greystar, Bianca was the Head of Institutional Capital and Head of Debt at Alceon, a multi-strategy alternatives investment manager based in Sydney, Australia. Prior to Alceon, she was a Director at ANZ Bank, arranging, underwriting, and syndicating structured loan solutions across project finance, leveraged finance, corporate, and real estate loans. Bianca is a member of the Capital Markets Committee for the Property Council of Australia and a member of Women in Investments.
She graduated with a Bachelor of Economics and Social Sciences from the University of Sydney and a Bachelor of Laws from the University of Technology, Sydney.
Sam is the Founder and Managing Director of Kio Investment Management, an alternative investment manager and are experts across the Australian living sectors.
With Kio, Sam has raised capital, launched and successfully invested in both Build-to-Rent and Studio-Living strategies in Australia, creating a combined portfolio of assets totalling an end value of approximately A$1.3 billion.
Prior to founding Kio, Sam held senior roles across the region’s most prominent living and BTR sector specialists, leading their vision, direction and growing specialist teams in design, development, investment management and operations. Recent roles included, the Head of Living at Hines, where he established and built Hines living team, expertise and presence.
Joshua Diskin is a Director at PGIM Real Estate. He is responsible for originating and managing debt and structured finance investments on behalf of the firm’s various strategies, with a focus on core and high yield investments. Previously he advised developers and financiers in Australia and the United States which included the financing, management, and restructuring of performing and distressed situations. Earlier in his career he was in the investment team at Qualitas. He has originated and executed debt and equity transactions across Australia, New Zealand, and the US.
Joshua holds a Masters of Applied Finance from Macquarie University, as well as Bachelor of Laws (with Honours) and Bachelors of Commerce (Finance) from Monash University.
Michael Mesiti joined The Living Company in May 2025 and is responsible for managing relationships with domestic and international capital partners and supporting capital formation across the platform’s investment strategies.
Prior to joining The Living Company, Michael held several senior roles at Lendlease, most recently as Executive Director, Capital where he managed the key capital partners for Lendlease’s global investments platform and the execution of key strategic initiatives and new third-party products across its regions. Michael has established relationships with some of the world’s largest sovereign wealth funds, pension funds, fund managers and insurance companies. Michael joined Lendlease in 2016.
Prior to joining Lendlease, Michael worked at Origin Energy (a leading Australian energy company, listed on the ASX) for over 5 years in their M&A team, focused on the development and execution of a wide range of corporate transactions, M&A activities and international investments. Michael has also previously worked at Macquarie Capital in its third party advisory team focused on infrastructure and utilities.
Michael has a Bachelor of Commerce (Majors in Finance and Accounting) and Bachelor of Laws (Honours II) from the University of Sydney and a Professional Certificate in Strategic Management from The Wharton School of the University of Pennsylvania (2020). Michael is a Solicitor of the Supreme Court of New South Wales.
