The ANREV/INREV/PREA Investment Intentions Survey Asia Pacific 2026 was successfully held on Wednesday, 21 January 2026, in Tokyo.

The 2026 ANREV/INREV/PREA Investment Intentions survey covered allocations and investment intentions of major institutional investors and funds of funds managers. The event kicked off with a macroeconomic update, followed by the presentation of survey results and a panel discussion, concluding with networking drinks.

Dominic Brown
Head of International Research, Global Think Tank

Dr. Brown is part of our senior management at Cushman & Wakefield. He is responsible for planning and coordinating insights and analysis across the Asia Pacific region. 

With a PhD in Geography and 20 years of research experience under his belt, Dr. Brown's knowledge of the real estate and economic trends is extensive, placing him in a good position to assist our clients thruogh cutting edge insights and analysis.

Dr. Brown's expertise lies in the field of investment and leasing trends in commercial real estate, residential need assessments, and strategic economic development opportunities. 

Currently, Dr. Brown is also working as an Adjunct Associate Professor at the School of Geography, Planning and Environment Management at the University of Queensland. 

David Green-Morgan

David Green-Morgan is the Director of Research and Professional Standards at ANREV tasked with improving the transparency and professionalism of non-listed real estate funds in Asia Pacific. The role focuses on the use of good quality data and information to bring value and insight to members.

Prior to joining ANREV in 2025 David was with JLL as a member of the global capital markets research team and was also global head of research and strategy at MSCI. David was Managing Director for Real Capital Analytics in Asia Pacific and also ran Asia Pacific research for DTZ.

David holds a degree and masters in Economics.

Gordon Marsden
Head of Capital Markets, Asia Pacific

Gordon sits on the APAC Capital Markets Board and was elevated to Head of Capital Markets, Asia Pacific in 2022.

In the role of Head of Capital Markets, he is tasked with driving the firm's Capital Markets strategy around regional clients and institutional investors and works with the brokerage teams across Asia Pacific. 

Gordon joined Cushman & Wakefield in 2007 and has over 15 years of real estate experience in Asia Pacific, covering strategic advice, investor relations, capital raising and brokerage. He has led divestment campaigns on individual assets and significant portfolios across multiple asset classes.

Having previously been actively involved in Asian outbound capital, he is also well versed on global real estate markets and their drivers of growth. Gordon started his real estate career in London in late 1990's. 

Steven Bass
Director - Head of Japan Investments

Based in Tokyo, Steven is responsible for sourcing, executing and closing private real estate investments in Japan, as well as building overall capability in the region, including establishing a Tokyo-based team.

Steven has over 25 years of experience in the major North Asian Markets, with extensive investment and portfolio management experience in Japan. Most recently, he served as Senior Director at Nuveen Real Estate, where he was the lead portfolio manager of the firm’s Japan Alternatives Living Fund. Previously, he led investment teams and served on investment committees for real estate managers including CBRE IM, AEW and Macquarie Group. From 2010 to 2018, he was a Partner at Orion Partners (acquired by Aberdeen) where he was a member of the firm's leadership team and managed its Japan real estate business.

Steven graduated with a B.A. in economics from Vassar College in New York and a Ph.D. in Urban Planning from UCLA. He studied economics at Gakushuin University in Tokyo on a scholarship from the Japanese Ministry of Education. He completed the Post-Graduate Program in Data Science and Business Analytics at the University of Texas at Austin. He is a member of the Urban Land Institute's APAC Housing Council and Japan Council and a member of ANREV’s Technology & Innovation Committee.

Kazunari Yaguchi
Senior Managing Director, Head of Real Estate Investment Department

Kazunari Yaguchi is a Senior Managing Director, Head of Real Estate Investment Department of Japan Post Bank. He is responsible for all real estate related investments across the globe by the bank. He joined Japan Post Bank in March 2016 and established its Real Estate Investment from scratch. He has built the team of 18 members in the bank, and defined the investment strategy and process. The bank invests sizable capital in all 4 quadrants composed of public-private and equity-debt. The real estate AUM is now \4.0 trillion and its performance has been better than the market average.  

Kazunari has over 24 years of experience in real estate space in both equity and debt investments. Prior to Japan Post Bank, he was an executive director responsible for real estate investment in the Asset Finance Department of Development Bank of Japan (“DBJ”). He received LLB Law from Tohoku University, Japan, and Masters in Finance from London Business School, UK. He is a CFA and CAIA charterholder and holds the CFA Institute Certificate in ESG Investing.
