During the breakfast briefing, there will be a presentation, Head of Research of Grosvenor Asia Pacific, Tim Jowett, who will provide an overview of the emerging theme of Build to core in Asia’s office markets.  Tim’s presentation will focus on how institutional investors gain access to high quality office product in this region adopting a ‘build to core’ strategy.

Following the presentation, there will be a panel discussion on challenges and opportunities in Asia Pacific’s real estate over the next 12-18 months.   Tim Jowett
Head of Research
Grosvenor Asia Pacific

Tim Jowett joined Grosvenor Asia Pacific as Head of Research in March 2016.  Tim is responsible for conducting research related to strategy, investment and execution incorporating macroeconomic, property market, and secular/thematic considerations.   Tim was previously at Heitman, where he worked as Director of Asia-Pacific Investment Research.  Prior to that he worked at Moonbridge Capital, Abu Dhabi Investment Authority and JP Morgan Asset Management & Colliers CRE in London.  Tim holds a Masters & Bachelor of Arts in History from Kings College London.
 
  Alan Dalgleish

Alan Dalgleish is responsible for leading ANREV's Executive Office team and for working with ANREV's Management and Executive Boards to implement the Association's strategic growth plans. He was previously ANREV's Director of Research and Professional Standards.

Alan has an extensive real estate background, principally in research, consulting and capital markets, having spent over 25 years working in real estate markets throughout Asia.
Previously, Alan was based in Singapore where he was responsible for the Consulting and Real Estate Finance business lines in Asia of CBRE, one of the world’s leading commercial real estate service providers. Prior to this he was Country Manager for Colliers International in the Philippines. He worked for many years in Hong Kong, for leading investor and developer Hongkong Land, a member of the Jardine Group of companies, as well as for investment bank Société Générale and early in his career in a research role for First Pacific Davies.

Alan was educated in Scotland where he attended Edinburgh University and arrived in Hong Kong in 1982. He is a Fellow of the Royal Institution of Chartered Surveyors.
 
  Benjamin Cha

Benjamin Cha took up the role of Chief Executive, Grosvenor Asia Pacific on 1 April 2015, following an interim period beginning in September 2014 in which he operated as Managing Director, Grosvenor Asia Pacific.  

Ben was previously with UBS Global Asset Management as Managing Director and Head of Global Real Estate for Greater China. Prior to UBS, he was with HKR International Limited, a Hong Kong based developer, for eleven years, latterly as Executive Director and Head of HKR Asia Pacific. Earlier in his career he was with Mandarin Oriental Hotel Group.
 
  Young W. Chai
Senior Managing Director
Samsung SRA Asset Management

Young W. Chai is the Chief Investment Officer and a founding member of Samsung SRA Asset Management (SRA). Young is in charge of new investments and client services.  As of April 2016, SRA manages 17 funds and 1 separate account with a total net AUM of approximately $2.7 billion ($4.8 billion of gross asset value). 

Young has been with SRA since November of 2012.  At SRA, Young led 14 of the 17 funds and 1 separate account acquisitions in Korea, US, UK, Germany, France and Italy. Prior to joining SRA, Young was the head of the real estate and infrastructure division of Samsung Asset Management since July 2010.  Between 2001 and 2010, Young was a Managing Director at GE Capital Real Estate Asia-Pacific.  At GE, he held increasingly expanded roles as the President of Korea (2001-2006), China (2006-2008), Asia Growth Markets - China, SE Asia and India (2008-2009) and as the Asia-Pacific Chief Risk Manager (2009-2010). Prior to GE, Young was Director of Real Estate Research at AEW Capital Management in Boston; Senior Associate in the Real Estate and CMBS Research Team at CS First Boston in New York; and Real Estate Planner at the Commonwealth of Massachusetts in Boston.

Young received his BA in architecture from UC Berkeley, MBA from UCLA and Ph.D. from M.I.T.
 
  Steven Cha
Managing Director
Angelo, Gordon Asia Limited


Steven Cha is a Managing Director based in Seoul and is co-portfolio manager of Asia real estate with Wilson Leung. He is also the head of Angelo, Gordon’s real estate activities in Korea. Previously, he was the head of the firm’s real estate activities in Korea and Japan. Steven has been responsible for investments and dispositions in wide array of property types including commercial, residential, retail, and industrial properties with a focus on asset repositioning, redevelopment and ground-up development. Prior to joining the Asia real estate team in 2006, Steven worked at Deutsche Bank in Korea for five years, where he was responsible for investments in commercial properties and nonâ€performing loans. Before that, he worked in mergers & acquisitions and corporate finance at Merrill Lynch & Co.’s Korea and New York offices. Steven holds B.A. and M.A. degrees from the University of Chicago and an M.B.A. degree from the Harvard Business School. He is fluent in Korean and English.
